We acquire and refurbish homes for councils, registered providers and investors, while delivering refurbishment, maintenance and construction for commercial property clients.
Everything runs through PM-Ops, our own operating platform, so cost, programme, compliance and decisions stay visible from initial appraisal through to handover and aftercare.

We help clients assess opportunity, cost, risk and delivery strategy before significant commitments are made: feasibility, acquisition appraisal, technical due diligence, cost planning and programme mobilisation.

We source and assess property against defined criteria, coordinate due diligence and support transactions through to acquisition.

Property Momentum began as a construction business because we believed strong delivery capability and commercial discipline had to come before wider ambition.
Affordable housing is central to our purpose because it responds to urgent housing need and directly affects the security, health and opportunity of the people who live in it. Delivering it responsibly means controlling cost, maintaining quality and building a business capable of operating without excessive pricing or dependency.
Our construction and property-services capability gives us the resilience, people, systems and supply chain required to deliver affordable housing sustainably while continuing to serve commercial property clients.
We do not see social impact and commercial strength as competing objectives. Commercial strength allows us to deliver social impact sustainably and at scale.
PM-Ops
Most contractors report on a programme. We run ours inside software we wrote, so cost, programme and compliance are live positions, not a monthly retrospective. One system runs both divisions, from acquisition through to works orders on site.

December 2020Right to Buy receipts deployed through a co-investment model within a wider leasing strategy. Peak delivery of 21 properties in a single calendar month.
Local Authority 02
May 2023LAHF and Rough Sleeping Accommodation Programme grant funding deployed. We supported the council on grant bid preparation and financial reconciliation, with no variances on programme reconciliation.
Local Authority 03
October 2022Conservation and heritage planning constraints navigated on a majority of the portfolio. A local labour shortage was solved by pairing an external labour supplier with on-the-job upskilling.
