What we do

Two divisions. One operating system.

Affordable housing acquisition and refurbishment, and a directly employed property services division. Independent sectors, the same software, the same standards of proof.

How it works

Offer to ready-to-let, in a defined sequence.

Every property moves through the same six stages, each with a stated turnaround and a defined output. Nothing is a black box.

  1. 01

    Sourcing and acquisition

    Viewings arranged fast

    You are onboarded onto our software and it is configured to your all-in cost targets, locations and EPC targets. Every candidate property gets a profile holding EPC, listing, a desktop Schedule of Works, purchase and stamp duty costs, photos, floorplans, a National Space Standard review, planning and conservation review, and historic sold prices.

  2. 02

    Conveyancing

    ~8 weeks

    Searches are instructed early to mitigate delay. The Report on Title is reviewed by our in-house Transactions team, and material issues are escalated to you with a mitigation attached rather than a problem passed on.

  3. 03

    Technical due diligence

    ~2 weeks, in parallel

    Run alongside conveyancing rather than after it. A standard survey suite is commissioned through a pre-selected panel, returns are reviewed within 2 working days and reflected in the Schedule of Works.

  4. 04

    Refurbishment

    Rates fixed, reviewed quarterly

    A schedule of rates is fixed per line item and presented at onboarding. We target roughly 80% direct labour to 20% specialist subcontractors, so the programme is not hostage to a subcontract market.

  5. 05

    Completion and handover

    Five-day handover target

    When recorded progress reaches 95%, PM-Ops automatically triggers the pre-completion inspection and snagging process; Practical Completion is assessed and certified in accordance with the applicable contract. Snagging is closed with photographic evidence, and a post-works 3D survey doubles as a letting and marketing asset.

  6. 06

    Post-handover

    12-month defects period

    Reconciliation is completed within one month of handover. For twelve months, defects are acknowledged and attended within 2 working days; where immediate rectification is not possible, you receive a documented action and completion date.

PM-Ops

Most contractors report on a programme. We run ours inside software we wrote, so cost, programme and compliance are live positions, not a monthly retrospective. One system runs both divisions, from acquisition through to works orders on site.
